Legally, every rental agreement has to be in writing. In practice, anything that has been agreed upon orally will be difficult to prove. It is recommended to use the model contracts of the Housing Service KU Leuven, which you will recognize from the logo of KU Leuven. Model contracts are freely available at the Housing Service.
Alterations are possible but are seldom to your advantage and both parties must always sign them.
Every rental contract will be valid if both tenant and landlord sign it. If the landlord insists on his/her own type of contract, please pass by the Housing Service before you sign it. The housing officers will read it through, translate important parts of the contract and let you know if it is reliable or not. It is not possible to request a contract translation by email.
The rental term starts in September and will be generally concluded for 10, 11 or 12 months. Rooms, studios and apartments that become available during the academic year will be let out for the remainder of the initial rental term.
Terminating a rental contract before its expiration date is very difficult and always has a financial impact .
